Guest Rental Agreement
1. Guest Details:
The property may only be occupied by the guests listed on the booking. No unregistered
overnight guests are permitted. Any third party or additional guests visiting the property during
your stay will be regarded as your responsibility and any damages or breakages caused will be
your liability.
2. Check-In / Check-Out:
Check-in: 3 pm. Check-out: 11 am, unless otherwise stated or agreed to in writing at the time of
booking.
Key access via lockbox - your code will be sent before check-in and will expire at check-out.
Please note that cleaners will arrive promptly to begin cleaning the property.
- Early check-in or late check-out may be available upon request but cannot be guaranteed. If
approved, a fee applies. Please contact the host in advance to check availability and confirm
arrangements.
3. House Rules:
- Strictly no smoking, vaping, or illegal substances. A £250 cleaning fee applies for any violations.
If smoking outside the property, please close the door and do not leave cigarette ends or litter on
the ground.
- No parties or events. Breaches may result in additional cleaning charges or termination of stay.
Any illegal activity may be reported to the police or relevant authorities immediately.
- Quiet hours: 10:00 PM – 8:00 AM.
- Our 2-Bed Properties: Only one key may be removed from the lockbox at any time. The spare
key must remain inside the lockbox throughout the stay. Please share the lockbox code with your
group so that individuals can access the key and return it to the lockbox promptly without taking it
away from the property. These keys are security keys and cannot easily be replaced. You will be
charged £150 for lost or unreturned keys.
4. Heating & Utilities:
Radiators are digital and can be adjusted using the control buttons. By signing, you agree to use
responsibly.
5. Parking:
There is no on-site parking available.
6. Pets - The following only applies to our pet-friendly properties. We do not allow pets in all of
our properties.
If guests plan to bring a pet, we must be notified beforehand. A £50 pet fee applies per pet, per
stay - to be paid before check-in. 1 pet maximum, unless agreed otherwise. Additional cleaning
charges may be applied if extra cleaning is required due to pet hair, odours, or mess. Pets must
not be left unattended in the property and are not permitted on furniture or beds. Guests are
responsible for any damage caused by their pets. Bringing a pet to the property without prior
written approval is strictly prohibited. If a guest brings a pet without informing us in advance, this
will be considered a breach of the rental agreement and house rules. In such cases, the guest
may be asked to leave the property immediately, and the stay will be terminated without refund for
the remaining nights. We also reserve the right to impose an additional cleaning or damage fee to
cover any associated costs. If your pet barks excessively or causes noise issues, we may need to
ask you to make other arrangements or end your stay early.
7. Damage, Liability & Safety:
- Guests are responsible for any damage caused during their stay. Repair, replacement or extra
cleaning costs may be charged to the guest. Guests agree to take good care of the property and
leave it in the same condition as found upon arrival. Any damages should be reported to your host
as soon as possible.
- A £150 fee applies for lost or unreturned keys - please take care of your key.
- The host is not liable for accidents, injuries, or loss/damage of personal items. It is the guests
responsibility to ensure that all windows and doors are closed and locked securely prior to leaving
the property. Please ensure that you have adequate insurance in the unlikely event that thisshould occur. Please note that the property is your personal responsibility to keep secure during
the rental period.
- A fire extinguisher, and first aid kit are provided in the property.
- Video doorbells are in place for security and may be located either outside the building entrance
or within the communal hallway, depending on the flat. All devices record external areas only and
are never positioned to face inside the apartment.
- The Guest authorises the Host to recover any unpaid charges relating to damage, excessive
cleaning, missing items, breaches of house rules, overstays, or other costs arising from the
booking using the payment method provided, where permitted by the booking platform or
payment provider.
8. Complaints:
If you experience any issues, please contact your host immediately to allow prompt resolution.
Any complaints regarding the accommodation, or damage noticed upon arrival must be reported
to us in writing within 12 hours of arrival. We accept no responsibility for matters beyond our
control, including but not limited to; industrial disputes, bad weather conditions, surrounding
building work, utility supplier faults or any other situation beyond either our, or property owners
control. The Owner and Agent cannot accept responsibility for any inconvenience caused by
disturbances, including neighbouring properties, street noise, construction work, other guests, or
animals. Additionally, we cannot be held liable for interruptions or failures of local services, such
as electricity, water supply, or electrical equipment, nor for the temporary unavailability of general
amenities, including television, Wi-Fi, or changes to road conditions. The property owners make
every effort to ensure that their properties are of the highest standard and that all appliances and
equipment are functioning well. In the unlikely event of any failure of an appliance, we will do all
within our power to replace or repair during your stay but this is the extent of our liability. The
guest will permit the owner or his representative access to the property in order to carry out
urgent maintenance. The necessity of such maintenance is to be judged by the owner. Except in
emergencies, reasonable notice will be provided before access is required. In the event we are
requested to attend to any issue arising at the property, at the request of the guest and this is
found to be down to guest error a call out fee of £25 will be charged.
9. Website & Listing Accuracy:
We take every possible care to ensure that the information on our website and current printed
material that is made available to you before travel is as accurate as possible. You’ll be informed
immediately if we discover any errors or omissions, which may materially affect your stay.
10. Termination of Stay - Breach of Contract:
If any of these terms are breached by the guest or any member of their party, the Owner or Agent
reserves the right to re-enter the property and/or terminate the stay immediately, without notice or
refund, and without prejudice to any other rights or remedies available to the Owner.
11. Cancellation and Refund Policy – Direct Bookings Only:
Standard Bookings (Up to 14 Nights):
Guests may cancel up to 14 days prior to check-in and receive a full refund of the
accommodation charges paid.
Cancellations made within 14 days of check-in are non-refundable.
Extended Stays (More Than 14 Nights):
Guests booking stays longer than 14 nights may cancel up to 30 days prior to check-in and
receive a 50% refund of the accommodation charges paid.
Cancellations made within 30 days of check-in are non-refundable.
Date Amendments:
Requests to amend booking dates must be submitted in writing and are subject to availability and
approval. Rate differences may apply.
No-Shows and Early Departures:
No-shows, late arrivals, and early departures are non-refundable.
Early Termination – Stays Exceeding 28 Nights:
For stays exceeding 28 nights, Guests wishing to shorten their stay after check-in must provide a
minimum of 14 days’ written notice.
Charges during the 14-day notice period remain payable and non-refundable. Any refund for
unused nights beyond the notice period shall be at the Host’s discretion.
(Policies for bookings made via Booking.com, Airbnb, or other third-party platforms may
vary and are subject to the respective platform’s terms and conditions.)
Nature of Booking:
This reservation constitutes a temporary accommodation licence only and does not create a
tenancy or confer exclusive possession of the property.
12. Security Deposit:
Bookings made via Booking.com, Airbnb, or other third-party platforms

A security deposit may be required depending on the specific property booked and/or the
platform through which the booking is made.
If applicable to your stay, this information would have been shared before booking.
The deposit must be successfully pre-authorised prior to check-in. The deposit is pre-authorised
24 hours before check-in as security against damage, excessive cleaning, missing items, or any
breach of the rental terms. Subject to a satisfactory inspection after check-out, the deposit will be
released within 48 hours of departure. The time taken for funds to return to the Guest’s account
may vary depending on the bank or payment provider. Please note: Uplisting Protect attempts to
re-authorise 24 hours before the hold expires (3 days and 18 hours for VISA, 6 days for all other
payment providers). If the re-authorisation fails, the security deposit will be captured. It will then
be refunded within 48 hours of departure, subject to a satisfactory inspection after check-out.
Security Deposit for Longer-Term Direct Bookings (Stays Over 14 Nights):
A refundable security deposit of £250 is required prior to check-in to confirm your booking. The
deposit will be refunded following departure, subject to inspection of the property and provided
there is no damage, excessive cleaning required, missing items, or breach of the booking terms.
13. Mid-Stay Cleaning (Longer Stays):
For stays of 21 nights or more, a professional clean will be carried out approximately every two
weeks to maintain the property. We will coordinate a suitable date and time with you in advance.
Access for cleaning forms part of the booking conditions.
14. Temporary Accommodation / Non-Principal Residence Addendum
This booking is accepted and occupied strictly as temporary accommodation only.
- 1. Nature of Occupation
The Guest acknowledges and agrees that the Property is being occupied for a temporary stay
only, including for purposes such as a work trip, project, assignment, visit, travel, or other short-
term accommodation need, and not as the Guest’s only or principal home.
- 2. No Main Residence
The Guest confirms that throughout the booking period they will maintain and retain another
permanent or principal residential address elsewhere and that the Property will not be used as
their main residence, only home, registered address, or place of habitual occupation.
- 3. No Tenancy Intended
The parties expressly agree that this booking is intended to create a short-term licence to
occupy / temporary accommodation arrangement only, and not a tenancy or any form of security
of tenure. The Guest is granted permission to occupy the Property only for the agreed booking
period and subject to these terms.
- 4. Fixed Occupation Period
The Guest’s right to occupy the Property begins at check-in on the agreed arrival date and ends
automatically at check-out on the agreed departure date and time. The Guest has no right to
remain in occupation after that time unless a written extension is expressly agreed in advance by
the Host.
- 5. No Holding Over / Overstay
If the Guest remains in occupation after the agreed departure date and time without the Host’s
prior written consent, such occupation shall be treated as unauthorised occupation only and the
Guest shall be liable for:
- the nightly/daily accommodation rate then applicable;- any direct losses, relocation costs, rebooking losses, management costs, or legal costs
reasonably incurred by the Host as a result of the overstay; and
- any additional cleaning, access, or administrative costs caused by the delay in vacant
possession.
- 6. No Postal or Residential Use
The Guest must not use the Property as a registered residential address, electoral registration
address, GP registration address, banking address, company address, or mailing address (other
than ordinary incidental deliveries during the stay) without the Host’s prior written consent.
- 7. No Subletting / No Additional Occupiers
Only the named Guest(s) on the booking may occupy the Property. The Guest must not assign,
sublet, share possession of, or grant any rights of occupation in the Property to any other person.
- 8. Compliance with Booking Purpose
The Guest confirms that all information provided regarding the purpose and nature of the stay is
true and complete. If the Host reasonably believes the Property is being used in a manner
inconsistent with temporary accommodation use, this shall be treated as a material breach of the
booking terms.
- 9. Status of Agreement
This clause is intended to record the agreed basis of occupation between the parties and shall
be read together with the Host’s standard booking terms, house rules, and any platform booking
conditions.
Guest confirmation:
By proceeding with the booking / signing this agreement, the Guest confirms that they have read
and understood this clause and agree that the Property is being occupied on a temporary
accommodation basis only and not as their principal home.
